Leave the park properly, not just quickly

Mid-August is when many owners have their last long stay of the season. School routines return, parks quieten, and it is tempting to lock the door and deal with winter later. Later is how burst pipes, stained ceilings and a musty first viewing in March begin. A calm winterise now is cheaper than a repair story in spring, and it is one of the first things a buyer can smell.

You do not need a full engineering project. You need a repeatable closedown that matches how your unit is built and how the park expects you to leave it.

Water first

Drain-down is the job people skip because the weather still feels like summer. Do it anyway. Follow the manufacturer or park guidance for your system. Open taps, drain the water heater if that is required, and clear traps you are supposed to clear. If you are not confident, book the park’s approved contractor rather than guessing with a valve you have never touched.

A hose left connected, a heater still half full, or a toilet cassette forgotten in a cupboard are the small omissions that become January phone calls.

Heat, air and the envelope

Decide whether the caravan will be left with frost protection on, fully drained and cold, or visited through the closed season. Those are different plans. Mixing them is how condensation wins. If heating will be off, do not seal the unit like a Tupperware box. Modest ventilation beats a shut, damp interior.

• Empty the fridge, prop the door, and leave it dry
• Clear gutters and check the obvious roof-edge debris from the ground
• Close windows properly, then confirm vents that should stay open
• Note the boiler status and any frost setting you have chosen

Walk the exterior once more. Soft skirting, a leaning step, or a cover that will hold water against a wall are worth ten minutes now.

A sensible order on the last morning

Do water last if you still need the kettle and the bathroom. Pack food and bedding first. Clean the fridge. Walk the gutters. Set heating or confirm it is off. Drain down. Unplug. Lock. Photograph the closed unit and the pitch so you have a record if anything changes while you are away. That sequence stops you draining the heater and then wanting a shower.

Security and the spring you want

Unplug what should be unplugged. Secure lockers. Do not leave food. Tell someone you trust if the unit will sit empty for months. If you plan to sell before next season, this closedown is part of the listing. Buyers who open a well-left caravan in early 2027 start the conversation in a better mood than buyers who meet last August’s bin bag.
